Before you sign: the office floor scorecard
- Businesses
A 2-page scorecard and a spreadsheet to compare up to three office floors before you agree heads of terms. Written by blng studio.
What's in the scorecard
One column per floor, filled in from the agent's particulars and your viewing. A Check is not a no: it is a question to put to the agent or landlord before you sign.
- Score each floor: floor area, people at peak, m² per person, clear ceiling height, space per person, toilets and washbasins, EPC band and what the landlord will hand over.
- Cat A or Cat B: what you are being offered, and which items are your responsibility.
- The building and its use: lawful use, fit-out works, fire safety in the common parts and rest facilities.
- The lease: questions to raise before heads of terms, for your agent and your solicitor.
- Reading your score: what your Checks add up to.
Format: PDF, two pages, and an Excel spreadsheet that does the sums for you
