Site first look: the one-hour desktop check before you offer
- Developers
A 2-page, one-hour desktop check of a site for new homes in England, using free public maps and registers. Written by blng studio.
What's in the site first look
You need the address, a rough red line and an hour. Mark each line G (no issue found), A (needs a closer look) or R (could stop or reshape the scheme).
- The site and its history: the title, the site area and the planning history.
- Constraints on the map: conservation areas, listed buildings, protected trees, Green Belt, flood zones and protected sites.
- The planning route: the size thresholds, permitted development, permission in principle and talking to the council early.
- Height and fire: what changes at 11 m and 18 m for flats.
- Nature and biodiversity net gain: when it applies and the main exemptions.
- Homes standards and charges: space and access standards, and the Community Infrastructure Levy.
Format: PDF, two pages
Who it's for
- Landowners, small developers and investors looking at a site for new homes in England, before an offer.
This is a first look from public sources, not a feasibility study: it tells you which questions to answer before you offer.
Now test the options
The Feasibility Sprint tests your site with three massing options, each with an area schedule and a planning risk rating.
