For small developers, landowners and investors
What can this site hold? Computational feasibility in a fixed-fee sprint
- Developers
The Feasibility Sprint tests a site with computational massing: three options, each with a unit mix and area schedule, indicative cost and value ranges, and a planning risk rating, with a report and 3D model you can share with investors, lenders or partners.
Fixed fee, quoted per site after a free intro call
Who it's for
- Development directors at small and medium-sized developers.
- Landowners and family offices weighing whether, and how, to develop.
- Investors assessing a site before acquisition.
The decision it answers
What can this site hold, and how do the options compare, before you commit?
Before you commit to an acquisition, an offer or a design team, you need to know what the site can hold and the trade-offs between capacity, form and yield. The sprint tests three options against the site's constraints and the planning position.
Computational massing lets us generate and compare options against the site's constraints.
What you get
For one site, at a fixed fee:
- Site visit and desktop appraisal of the site. Travel outside London is quoted in your proposal.
- Planning policy and history review: the policies that apply and the planning history of the site and its neighbours. National and local plan policy and supplementary guidance, and comparable recent approvals.
- Constraints map: for example conservation areas and listed buildings, flood risk, protected trees, rights of light and neighbour sensitivities (at a high level), access and servicing, and public transport access.
- Three massing options, tested computationally against the site's constraints.
- Unit mix and area schedule for each option: floor areas, the number of units by type, checked against the Nationally Described Space Standards, and net-to-gross efficiency, delivered as a spreadsheet (xlsx).
- Indicative cost, GDV and land value ranges for each option. These are order-of-magnitude ranges and not a valuation.
- Planning risk rating: red, amber or green for each option, with our reasoning.
- Report, 3D model and review call: a written PDF report (about 15–25 pages), the 3D massing model (3D PDF and native file), and a 1-hour review call.
How it works
- Book a free intro call. In 20 minutes we check the site and what you want to test.
- Written proposal and terms. We quote a fixed fee for your site, confirm the scope and send our terms in writing.
- 50% deposit. When you accept, we invoice a 50% deposit, in GBP.
- Send us what you have: site location and boundary, any title plan, surveys, previous applications and your brief. After you accept the proposal, we'll email you a list of what we need.
- Site visit, then modelling. We visit the site, review the planning position and model and test the options.
- Delivery and balance. You receive the report, 3D model and area schedules, we hold the 1-hour review call, and we invoice the balance.
What it isn't
- Not a valuation. The cost, GDV and land value ranges are indicative. They are not a RICS valuation.
- Not a viability assessment. It doesn't replace a formal viability assessment for planning.
- Not a daylight report. Any daylight considerations in the massing are high level, not a formal daylight and sunlight report.
- Not a planning application. It shows what the planning position suggests; it doesn't secure consent.
- Not a design appointment. Taking an option forward is a separate appointment with blng studio.
After the sprint
- Design Vision & Direction with blng studio: feasibility, pre-application review and visual concepts for stakeholders and investors.
- Full architectural services with blng studio, RIBA Stages 0–6 in the UK.

FAQ
How many options do we get?
Three massing options, each with its own unit mix, area schedule, cost and value ranges and planning risk rating.
Can you look at several sites?
Yes. Each site is quoted separately.
How does invoicing work?
When you accept the proposal, blng studio invoices a 50% deposit, and the balance on delivery. Invoices are issued through Xero, in GBP.
Will this tell me what the site is worth?
No. It gives indicative cost, GDV and land value ranges for each option. They're not a valuation; for that you'll need a valuer.
Who does the work?
The blng studio team; our architects carry out every sprint.
Can I cancel?
Yes. If you cancel after accepting the proposal but before work starts, we refund your deposit in full. Once work has started, you pay only for the work done (the fee ÷ 10 × the working days worked), set against your deposit, and we refund any difference. If the work done comes to more than the deposit, you pay the difference, up to the full fee. Full details are in our terms. Work starts on the later of the day your deposit clears and the day we receive all the information listed in your proposal.
